End unit, so you’ll have one neighbor you won’t hear because their stairwell borders the shared wall. Beautiful countryside-like views of the Greenbelt behind your property from one of two west-facing decks and an east-facing deck on the second floor. The primary and first floor closets have built-in drawers and efficient hanging and shelf space. ($10K addition.) Whole-home water softening and filtration system. ($5K addition that will change your life.) Quick access to downtown (15 minutes), Mueller (10 minutes), the best east side bars and restaurants (10 minutes), or the Domain (15 minutes). Or walk less than a mile to Mum Foods Smokehouse and Delicatessen. (One of 9 James Beard Award nominated restaurants in Austin.) Your kids can play and your dogs can roam off-leash in the Little Walnut Greenbelt across the street. Also, we have a community dog park and dog run.
Cons
Your assigned school (Pecan Springs) is below average. The good news is you can apply for a transfer to Blanton (4 minutes away), Brentwood (14 minutes away), or Magnolia Montessori for All, the free public Montessori (5 minutes away). Transfers within AISD are not difficult to achieve, especially if you threaten to transfer to a charter school like Magnolia Montessori. There’s a public green space and grill area adjacent to your home, but no private yard. You have a two-car garage but it’s tandem and the community off-street parking is limited to 4 official spots, or around 10 total if you count the fire lane space. (People park there all the time and the community doesn’t tow.) If there’s not enough parking for guests (which is rare) your guests can park on Hycreek and walk five minutes to your home. The city-required storm water drainage system in the middle of the community is unattractive, but the HOA plans to beautify the system in the future.
